The door is on the top floor, on the building's northeastern side. Take the stairs all the way up, then loop around the metal grated walkway until you see a door with a red light on it. Three separate doors feed into the same room, from the north, the east and the west. Your key opens whichever one you reach first, and once you are standing inside you can open the other two by hand. That is genuinely useful: it gives you a second exit if someone pushes you while your bag is open.
Watch the camera near the southern approach. If you come up that way, it can flag you to the ARC in the area before you have touched anything.

Container Storage sits close to the map's center of gravity, and there are multiple raider spawns within a couple of minutes of sprinting. You are rarely the only person who thought about this building.
The ARC presence is the other half of the problem. Bigger bots patrol the surrounding yard, and the classic way this run dies is getting jumped by a Hornet while you are already committed to a fight with something larger. Clear the airspace before you climb, not after.
